The other thing a full renovation buys you is a single point of accountability. You are touching structure, mechanical, roofing and finishes in the same season, and when four separate contractors each own a piece of that, the schedule belongs to nobody. We hold all of it. That matters most in early October, when the only question that counts is whether your house gets closed in before the wet season or sits open until May.
What does whole home remodeling include?
A whole home remodel means we take responsibility for the entire building envelope and everything inside it, under one contract with one project manager. You are not coordinating a framer, an electrician, a plumber and a roofer who each blame the other for the schedule. That single point of accountability is most of what you are buying.
Here is what a full-house scope in Truckee usually contains, and why each piece behaves differently up here than it would in Sacramento or Reno.
Structural and snow load work
This is the piece that separates a Truckee whole-house remodel from one anywhere else. Snow load design is governed by Town of Truckee Municipal Code Sections 15.03.110 and 15.03.120, which modify the standard requirements of California Building Code Chapter 16. The Town publishes a parcel-level snow load map, so your design load is specific to your lot rather than to the town.
Every structure requires engineered plans. There is no path through plan check using the code’s conventional-construction provisions. If your remodel moves a bearing wall, opens a ceiling, adds a dormer or changes a roof plane, an engineer is involved before anything is submitted. As of January 1, 2026 the ASCE 7-22 design snow hazard tool can be used for this analysis.
Kitchens
The kitchen usually sets the schedule for the whole project, because it drives the plumbing, gas, electrical and often the structural work all at once. On full-house jobs we sequence the kitchen early rather than saving it for last, so the mechanical rough-in for the rest of the house can follow the same path.
Bathrooms
Bathrooms on a full remodel are where relocating plumbing stops being expensive, because the floors and walls are already open. If your layout has never worked, this is the one moment where fixing it costs a fraction of what a standalone bathroom remodel would.
Exterior, roofing and the envelope
Exterior remodeling on a Truckee whole-house project carries code requirements most homeowners are not expecting.
Truckee is designated a Very High Fire Severity Zone. Once more than 50 percent of your total roof area is replaced within any twelve-month period, the entire roof covering has to be Class A fire rated. Wood shake and wood shingle roofs are prohibited outside the Historic District, and inside it they must be Class A rated assemblies. On a whole-house remodel you will almost certainly cross that 50 percent threshold, so plan for a full Class A roof rather than a patch.
Ice barrier detailing is also required, not optional. The membrane has to run from the eave edge up the roof slope to five feet beyond the wall line separating conditioned from unconditioned space, 30 inches to each side of every valley, and 12 inches up the vertical wall at roof-to-wall intersections. This is in addition to any underlayment. It is the detail that prevents the ice dam leaks that show up in February in houses remodeled by out-of-area crews.
Mechanical, electrical and insulation
Truckee is in California Climate Zone 16, the coldest zone in the state’s energy code. The Town began enforcing the 2025 California Building Codes on January 1, 2026, and any plan submitted on or after that date has to comply with and reference them.
A whole-house remodel is the only realistic opportunity to bring an older Truckee cabin’s insulation, air sealing and mechanical system up to current standards, because the walls are already open. Doing it later means opening them again.
Foundations and site conditions
Minimum foundation depth for frost protection is 18 inches below 7,000 feet of elevation and 24 inches above it. Most Truckee neighborhoods fall below that threshold, but it is parcel-specific and worth confirming rather than assuming. The concrete weathering index for Truckee is classified as SEVERE, which can require a higher-strength concrete mix than the structural calculations alone would call for. A soil or geotechnical report is generally required. Truckee also carries a heavy probability of termite infestation, so subterranean termite protection under California Residential Code Section R318.1 applies.
An ADU, if you are ever going to build one
If a guest unit or ADU is anywhere in your ten-year plan, the cheapest moment to build it is while the main house is already torn open, the crew is mobilised, the site is already disturbed under an active grading permit and the utility trenching is already happening. Adding it three years later means paying for all of that twice.
Closeout work
The last two percent of a remodel is what people remember. Our handyman team closes out the punch list, which keeps the finish carpenters from being pulled back for door adjustments and cabinet hardware.
Why hire a local whole house remodel contractor?

A framing question on a Tuesday morning gets answered Tuesday morning. Local knowledge that is worth money, not just marketing
Three things about Truckee that out-of-area general contractors reliably get wrong:
- Truckee is not TRPA. The Tahoe Regional Planning Agency has jurisdiction over the Lake Tahoe Basin, working with El Dorado County, Placer County, the City of South Lake Tahoe, and Washoe County, Douglas County and Carson City on the Nevada side. Truckee sits outside the Basin. Your permit goes through Town of Truckee Building and Safety. Contractors who assume otherwise submit to the wrong agency and lose weeks.
- The wet season is a hard stop, not a guideline. Ground disturbance including vegetation removal that disturbs soil is prohibited between October 15 and May 1. Sites have to be inspected for winterization before October 15. A contractor who has not planned around that date will either rush a foundation pour or leave you with an unwinterized site and a stop-work order.
- Truckee adopted a new Development Code on October 12, 2023, including changes to how building height is measured. That change matters on any remodel adding a second storey or altering a roof plane, and it is recent enough that plenty of plan sets still get drawn to the old standard.
How does a Truckee whole house remodel actually unfold?
1. Discovery
We walk the house with you. We identify what is structural and what is not, what the previous owners changed, and where the real problems are. We talk about budget in this meeting rather than avoiding it, because a scope built without a number attached wastes everyone’s autumn.
2. Design
We work through layout, structure, materials and finishes. This is where the decisions that are expensive to reverse get made. On a full-house project the design phase is longer than most homeowners expect, and that length is what protects the construction schedule.
3. Engineering
Plans are engineered for your parcel’s specific snow load. A soil or geotechnical report is usually required. Because every structure in Truckee needs engineered plans, this step is not optional and cannot be compressed. Doing it over the winter costs you nothing in calendar time.
4. Permitting
We submit to Town of Truckee Building and Safety and manage plan-check comments through to approval. A separate grading permit is triggered by excavation or fill greater than 20 cubic yards, or by clearing, grubbing or disturbing ground cover in excess of 500 square feet. Most whole-house projects trigger both. We also prepare the site-specific erosion prevention plan the Town requires, using approved best management practices.
5. Construction
Exterior and site work is scheduled inside the May 1 to October 15 window. Interior work continues through the winter once the building is closed in and weathertight. Getting a house closed in before October is the single most important scheduling goal on any Truckee whole-house project, and it is why we push design and permits into the winter months.
6. Closeout
